Full-scope fit-out delivery
We manage commercial offices, retail units, F&B spaces, show apartments and private residences. Every fit-out starts with a locked design intent, a tendered cost plan and a programme that accounts for long-lead items and approvals.
Typical fit-outs complete in 8–12 weeks for a mid-size office or apartment. We schedule around building rules, landlord NOCs and RAK authority inspections so the programme holds.
FF&E, joinery and procurement
We run procurement for furniture, fixtures, loose joinery and finishes — shortlisting vendors, negotiating lead times, and inspecting pre-delivery. Bespoke joinery is factory-reviewed before it reaches site.
You see every proposed item in a spec sheet and sample board before it is ordered. Substitutions require written approval.
Snagging, NOCs and handover
We close out landlord NOCs, Civil Defence approvals and final inspections on your behalf. Snagging is structured, logged and tracked to full close-out before we release final payments.
Handover includes signed-off drawings, warranty bundle, cleaning certificate and a 3-month defects liability window managed by us.
